Dallas colocation pricing
Psychz Networks publishes rate cards for both Dallas and Ashburn, which turns Dallas into the closest thing retail colocation has to a controlled experiment: same operator, same products, different market.

Same operator, a third to a half less
In Dallas the published menu is three cabinets. A half cabinet on a one-year term costs USD 454 with 1.92 kW and no setup. A locking full cabinet with the same 1.92 kW costs USD 608, and with 4.99 kW it costs USD 1,058, each with a USD 500 setup fee. Per kW that is USD 236, 317 and 212.
Set those beside the Ashburn card. The 1.92 kW full cabinet is 33% cheaper in Dallas (USD 608 against 907) and the 4.99 kW cabinet is 55% cheaper (USD 1,058 against 2,332). Setup drops from USD 2,250 to USD 500. The shape of the curve differs too: in Ashburn the per-kW rate is flat across sizes, while in Dallas it falls from USD 317 to USD 212 as the cabinet gets denser. Here, density is rewarded.
CBRE's H1 2026 report gives Dallas–Fort Worth a wholesale asking range of USD 160–185 per kW per month for 250–500 kW requirements, midpoint USD 173, and its Global 2026 report says Q1 asking rents were unchanged year on year. The densest published retail cabinet, at USD 212 per kW, sits only about 23% above that midpoint, a far narrower retail premium than in Ashburn.

Buying in Dallas
- Ask how the rate changes with density. On the published card, moving from 1.92 kW to 4.99 kW cuts the price per kW by a third.
- Price the term explicitly. The cheapest published Dallas product is a half cabinet that requires a one-year commitment.
- If your workload does not need to sit in Northern Virginia, get a Dallas quote alongside: the same operator's published prices are 33–55% lower.
- Confirm the circuit: the 4.99 kW cabinet is a 30 A / 208 V feed, the 1.92 kW options 20 A / 120 V.
